Right when the pandemic hit I was given a referral to this lovely couple Ken and Gail Mauro. Ask to come to meet with them all masked up and met outside to discuss listing their home. Come May we listed and went under contract for full price that the first weekend and closed 30 days later. What we learned from the buyer's inspector - he had never had a single inspection with literally only 1 item on the report. A switch for the pool Hester needed to be replaced!
That was it. The inspector, the buyers, and the buyers’ agent all sang their praises because not only did they live with pride and respect for their home, they passed their home over to the buyers even cleaner than they live with love!
Now 2 years later they called me back to ask me to help sell their townhome. Which presented many challenges being the ONLY one going up for resale since these were built 2 years ago(meaning we had no comparables for a resale!!!).
So I worked extra hard to research, and consult my ever-so-smart appraiser and husband Doug MacLeod asked the sellers to create a very detailed and thorough report on every single upgrade they did on the home after building. And created an appraiser package. Then met the appraiser to discuss and share the information. This is a fake changer by the way and service I do for all of my sellers. And I can tell you, the majority of realtors don’t do this.
Randomly the first buyer backed out because their financial picture changed since we first went under contract (we had a 90 close window!). So we had to quickly remarket the property as for sale and share that there was and is nothing wrong with the home and nothing from an inspection standpoint either. We were quickly able to secure another buyer and this time 2 months later the home appraised for $60,000 more!!!
Now that’s what I call a dream team with a successful process and sale!
